House Clearance Sourcing: How to Price, Sort and Resell What You Take
A likwidacja mieszkania can fill a van with stock or with rubbish. Price the job before you agree, sort fast, and count the costs of what nobody wants.

- Price your offer from the resale value of the few items that actually sell, not from the volume of everything in the flat.
- Get a written agreement on what you take, who owns it, the price and the empty-by date before you start.
- Electronics, kitchen appliances, tools and collectibles are worth checking first — they hold value and sell on OLX or Allegro.
- Account for transport, storage and disposal costs in every offer; these vary by city and gmina.
- OLX limits how many free listings you can post per category — a clearance full of furniture may exceed your quota.

When a family empties a flat after a death, a landlord reclaims a unit, or an estate agent hands you the keys to a cleared property, the question is the same: what do you actually take, and how much do you pay for it? Most people see a pile of trash. You see sourcing opportunity — but only if you know how to price the lot, what to pull out first, and which platform will actually sell each item.
Our full guide to sourcing stock covers the broader picture of where resellers find inventory. This page focuses specifically on house clearances.
This page covers how clearance jobs reach resellers, how to calculate what to offer, a one-hour triage method, and where to sell what you find.
How clearance jobs reach resellers
Three main channels bring household clearances to resellers:
Families directly. After a death or downsizing, relatives often want the flat emptied quickly and may let you take everything for free or for a modest removal contribution. The relationship is personal — be respectful, and get the agreement in writing.
Landlords and property managers. They need the unit ready for the next tenant or sale. Some will pay you to remove contents; others want the flat empty but do not care what happens to the contents. Clarify who owns what before you start.
Estate agents. Agents managing probate or foreclosure properties sometimes contract clearance companies, who in turn sell the contents in bulk. Building a relationship with a few agents can give you first refusal on whole households. Another sourcing channel worth knowing is bailiff auctions, which also sell household contents in bulk.
The key rule: get it in writing. A short note or message confirming what you are taking, the price (if any), who owns the items, and the date the flat must be empty protects you if a family member later disputes ownership or the landlord changes the handover deadline. Our guide on negotiating used purchases has specific tactics for this conversation.
Pricing your offer for the whole lot
A common mistake is pricing from the volume of stuff. Price from the few items that will actually sell.
The calculation works like this: estimate what the best items will fetch, subtract your costs, and the remainder is your offer ceiling. For example, say you estimate 2,400 zł in resale from the best items in a two-bedroom flat. Your costs might be: platform fees around 180 zł, van and helpers say 300 zł, disposal around 120 zł, and your time valued at 120 zł (for example, 3 hours at 40 zł/h). That leaves roughly 1,680 zł as your ceiling. A practical rule of thumb is to offer below your ceiling to leave room for negotiation.
- Platform fees180 zł
- Van and helpers300 zł
- Disposal or bulky waste120 zł
- Your time120 zł
- Your offer ceiling1,680 zł
How to estimate resale in 10 minutes flat: walk the flat noting brand and model on electronics, kitchen appliances, tools and collectibles. Check each on OLX and Allegro Lokalnie: current listings of the same model show demand and the price range. Focus on the five to ten items that clearly have value — everything else is a bonus.
The one-hour triage: room by room
When you walk into a flat, you have limited time before the family or agent wants you out. Use a structured triage to find the keepers in the first hour.

What to check first (high value, easy to assess):
- Electronics: power on TVs, computers, game consoles. Note brand, model, screen size. Check OLX for similar models — phones, laptops, consoles and TVs are limited to 2 free listings per 30 days on OLX per account, so factor that into your selling plan.
- Kitchen appliances: stand mixers, coffee machines, food processors. Note the brand and model, check comparable listings, and test if they work.
- Tools: cordless drills, saws, sanders. Check that batteries and chargers are included and that sets are complete.
- Collectibles: vintage radios, typewriters, vinyl records, small art. Quick search on Allegro shows whether there's a market.
What to check next (moderate value, more effort):
- Vintage clothing: especially coats, leather bags, branded pieces. Check for holes, stains and missing buttons.
- Design furniture: mid-century modern chairs, solid wood tables. Condition and completeness matter more than style.
What to skip unless free:
- Mattresses, worn sofas, broken wardrobes — transport costs exceed resale value in most cases.
- Mixed kitchenware without brand names.
- General household clutter with no clear resale path.
What usually has resale value and what does not
The only honest answer: check comparable listings before you promise anything. What sells in one city may not sell in another. A vintage radio that sells quickly in Warsaw may sit unsold in a smaller town.
Method, not price list:
- Search the item on OLX and Allegro Lokalnie using the exact model or brand.
- Look at active listings to see asking prices, and note which ones disappear quickly.
- Check Vinted for clothing and small home items — selling there is free for private sellers; the buyer pays the Buyer Protection fee.
If you cannot find at least three comparable listings, demand is uncertain. Either skip the item or price it low enough that it does not hurt your margin if it does not sell.
For single items, our deal evaluation checklist helps you decide whether something is worth reselling.
Transport, storage and disposal: the costs people forget
A van, helpers and disposal can eat your margin faster than a bad purchase price.

- Van hire: prices depend on the city and the rental company; smaller towns may have fewer options.
- Helpers: agree the rate for loading before the day, not after.
- Disposal: bulky waste fees differ by gmina. Some PSZOK points accept furniture free; others charge per item. Check your local gmina website — there is no single Polish rate.
These costs are illustrative only — get local quotes before you finalise your offer. The variation is too large to guess. Our guide on hidden costs of reselling covers other expenses to factor in. If you end up with a van-load of stock, our article on storage and organisation shows how to manage it efficiently.
Selling the haul: which platform suits which item
- OLX: best for electronics, furniture and appliances. Remember the listing limits: in Dom i Ogród (furniture), you get 1 free listing per 60 days; in Elektronika for smartphones, laptops, consoles and TVs, you get 2 free listings per 30 days. A clearance full of furniture can easily exceed what one free account can post. Budget for paid listings or put the rest on Allegro Lokalnie.
- Allegro Lokalnie: free local (pickup) listings — no fee at all. For items with "Kup teraz" or auction format, Allegro charges a 7.9% fee (4.9% in Elektronika). Best for bulky furniture and appliances where local pickup is expected.
- Vinted: ideal for clothing, shoes, bags and small home decor. Selling is free for private sellers; the buyer pays the Buyer Protection fee, which adds trust for secondhand clothing.
The rule: one listing per item or clearly described set. OLX's terms require you to state whether you are selling a single item, multiple units or a set, and you must have the item in your possession before listing.
Tax and paperwork when you buy a household to resell
In Poland, selling private movable items that you have held for more than 6 months is not subject to PIT. Selling earlier is taxable, and sales carried out as a business are taxable regardless of how long you held the items.
Buying goods with the intention to resell usually points to business activity — this is an interpretation, not a definitive rule, and the line between "personal resale" and "business" can be blurry. If you are doing this regularly, at volume, consider consulting a tax advisor (doradca podatkowy).
This is general information, not tax advice. For specific questions about your situation, speak to a qualified professional.
If you are buying in bulk, our article on buying mixed lots explains how to price them the same way — by the best items only. Our max buy price calculator also helps you work backwards from expected sale price to your maximum offer.
